The calculator uses the banks’ actual logic to accurately calculate your down payment requirement, which automatically includes the transfer tax and the bank’s origination fee. You’ll also see immediately whether the home’s equity is sufficient or if you need additional collateral.
  3. Review the results and assess the risks:Check the cash flow after taxes and the property’s actual return on equity (ROE). You can try the stress test: you’ll immediately see how, for example, a rise in interest rates affects the result, or how a single month of vacancy actually impacts the bottom line when you also factor in the costs of re-renting (e.g., brokerage fees) and the tax benefits derived from them.
